Are you using (or planning to) a property as a short term rental?
New rules for Short Term Rental Accommodation (STRA) providers come into effect on 1 November 2021, to ensure there’s consistent regulation of the use of property for this purpose - previously overseen by local councils.
The changes include:
mandatory registration of all STRA properties
new fire rating standards
a new planning framework imposing new obligations on booking platforms, hosts, letting agents and guests
though the system does allow for some exemptions
These changes follow on the introduction of the mandatory Code of Conduct last December and changes to strata legislation made earlier in the year.
According to Fair Trading, an STRA register has been developed and is open for hosts to register their dwellings. The obligation to register will become compulsory on 1 November 2021.
Hosts must register their premises once that obligation is mandated by the Department of Planning, Industry and Environment and the register becomes available online. There are fees associated with registration.
